What you should know...

Building Regulations don’t usually apply to garden buildings (outbuildings) as long as:

  • The building is not attached to your main home
  • The internal floor area is less than 15 sq m
  • It doesn't include sleeping accomodation

If the internal floor area is between 15 sqm and 30 sqm you still don’t usually have to apply for Building Regulations approval, as long as there's no sleeping accommodation and it is MORE than 1.0 metre from your boundary. If you want to build within 1.0 metre of the boundary the walls closest to the boundary will need to be constructed of substantially non-combustible materials.

Your garden building will need to comply with Building Regulations if you ever plan to sleep in it or use it as a guest bedroom.

The electrical installation for your garden room will need to comply with part P of the Building Regulations. Where there is a separate consumer unit in your garden room we will need to connect it to your mains electricity supply. We will test the system is safe and issue a certificate showing that it meets the relevant Building Regulations

If you want to include a toilet or shower installation, where a connection to the main drainage is required, Building Regulation approval will need to be sought.

Any garden building with an internal floor area of MORE than 30 sqm you WILL need to have Building Regulations approval

If your building is under 15 sqm (internal floor area) you can build up to your boundary without the need to apply for Building Regulations approval

If your building is between 15 and 30 sqm (internal floor area) you can build up to 1.0m of your boundary without the need to apply for Building Regulations approval as long as it is not used for sleeping accommodation.

If your building is between 15 and 30 sqm (internal floor area) and you want to build within 1.0m of your boundary you will need to ensure that the walls closest to the boundary are constructed of substantially non-combustible materials.
